Graphical issues.

When flying into CYUL in the NGX using REX and OPUS, the surrounding ground textures around the airport show 1 shade of black, instead in the green terrain textures. Black rectangles will appear on the runway itself as well as very many 3-dimensional greyish-colored x's clustered together in the grassy area near the runway. The jetways will show the unpainted textures as well as some of the world of AI aircraft. I'm pushing a core I7 2600K @ 4.6 GHZ, more than enough DDR3 RAM, and a 780 GTX. Any hint of what might be the problem? I've never had this issue before.

Are the texture issues for a few seconds while the textures load? Or permanent?
DX10 Preview enabled? Disable it.

You might be nearing FSX's 32bit memory limit with all those addons. Have a look in the task manager to see how much memory FSX.exe is using. Any crashing with an 'Out of Memory message'?
Re-installing Montreal & deselecting the hi-res 2048 textures can help.

Post a screenshot if possible.

Thanks for your reply George. I may very well be nearing FSX's 32 bit limit, however no crashes or crashes with accompanying OOM. The texture issue seems to be in between a few seconds and permanent, sometimes the issue moves around to different areas of the airfield. I have flown the same flight several times before and only recently been having the issue. No DX 10 preview mode. I flew LOWW to LGAV last night and didn't have the same issues. I just recently updated REX to the latest REX Overdrive and Essential HD, I'm wondering if that was a factor?

I will take a screen shot this evening.

Just out of curiosity, what kind of frames are you pulling with all of those? Especially in terminal areas?

18-25 in terminal area, 25-37 in departure, 48-60 at cruise. I will copy and past my AVSIM signature later so you can see my system stats.

I was thinking this may be a memory leak issue?

I doubt there's a memory leak or I'd have heard more about it.

Try re-installing without the 2048s textures, I think you might just be running too much stuff :)

For some reason Montreal is the only airport when I get OOM and error messages. Other FlyTampa Airports are fine and so are other airports from big devs.

This is called the "heap limitation fix" and microsoft has provided a one-click auto fix for it on there web site (see link above). FSX users have reported that this has limited or eliminated their OOM issues.

With the fix I listed from Kosta's website, I was able to fly to CYUL with some dense weather loaded, 2048 textures enabled, fsx.cfg with maxtextureload set to 4096 (for purposes of HD REX clouds). No "slow-to-draw" textures aka black spots, no stutters, frames near 30fps which is great, however I did have a high memory usage warning sound from FSUIPC. I must say this airport looks amazing on approach with winter textures.
